Buying Property in Istanbul: A Local Agency's Guide for Foreign Buyers

We have sold and managed property on Istanbul's Asian shore since 1995, from our office on the Bosphorus in Beylerbeyi. This page explains how the purchase works for foreigners, what to check, and where to look.

Why Consider the Asian Side and the Bosphorus Villages?

Most first-time buyers start their search on the European side. Many end up on the Asian side: neighbourhoods like Beylerbeyi, Çengelköy and Kuzguncuk in Üsküdar offer Bosphorus views, waterfront promenades, historic mansions and a calmer, residential feel — while staying close to the Bosphorus bridges and the city centre.

Supply here is limited. Much of the coastline is protected under the Bosphorus Law, so new construction is rare and good properties often change hands before they are publicly listed. Working with an agency that knows the buildings and owners makes a real difference.

How the Purchase Works, Step by Step

  1. 01

    Shortlist and viewings

We prepare a shortlist for your budget and goals and arrange viewings in person or by video call.

  2. 02

    Tax number and bank account

You obtain a Turkish tax number and, where needed, open a local bank account for the payment.

  3. 03

    Due diligence

We check the title deed (tapu), mortgages and annotations, zoning status and occupancy permit before any deposit.

  4. 04

    Valuation report

A licensed appraiser prepares the valuation report required for foreign buyers' title deed transfers.

  5. 05

    Title deed transfer

The sale is completed at the land registry office, with a sworn translator if you do not speak Turkish, and compulsory earthquake insurance (DASK) is arranged.

  6. 06

    After the sale

Utility subscriptions, residence permit paperwork support, renovation or rental management if you need it.

Frequently Asked Questions

Can I buy property in Istanbul without being in Turkey?

Yes. Viewings can be done by video, and the title deed transfer can be completed through a notarised power of attorney. We explain the documents needed for your country.

Will buying property give me a residence permit or citizenship?

Property ownership can support a residence permit application, and purchases above the government's investment threshold may qualify for citizenship. Rules and amounts change, so we confirm them before you buy.

What extra costs should I budget for?

Typically the title deed fee, valuation report, translator, earthquake insurance, agency fee and subscriptions. We give you an itemised estimate for each property.
